Mr. Mercer has been actively involved for over four decades in the real estate capital markets industry. As a Registered Representative with Emerson Equity LLC, his focus includes:

  • A 1031 tax deferred exchange strategy through a Delaware Statutory Trust (DST). A distinct legal entity created under Delaware law, it provides owners with a passive fractional ownership rather than owning a whole property.  Refer to tax revenue code 2004-86.
  • Delivering Custom NNN Lease Portfolio’s, as 1031 exchange qualified investments, where owners require a more active role in major decisions and direct ownership.
  • Private Placements-Regulation D offerings where issuers deal directly with investors, as they are exempt from registration requirements of the Securities Act of 1933. Traditionally these investments offer a low correlation to equities and bonds through an alternative portfolio allocation.

Experience

Prior to joining Emerson Equity LLC, he served as Executive Vice President, National Real Estate Director for KBS Capital Advisors. KBS is a private equity real estate company and SEC-registered investment advisor founded in 1992 with transactional activity of more than $26 billion via 14 separate accounts.  His extensive experience with institutional real estate investments, as well as impaired assets, resulted in KBS Capital Advisors delivering accurate and timely real estate advice to its capital markets clients.

As Senior Vice President, Financial Services Advisory Group, at Grubb & Ellis, Mr. Mercer delivered national real estate solutions to institutional investors, financial service companies and private fund managers for their asset management and valuation requirements.  He created disposition strategies for their commercial real estate and mortgage assets.

As a direct lender, Mr. Mercer managed a southwest regional commercial mortgage backed securities (CMBS) origination and underwriting platform for Wells Fargo Bank.

At CBRE, he established a mortgage banking group that maintained and developed direct lending correspondent relationships with companies such as AETNA, MetLife, Merrill Lynch Capital and SunAmerica.  His group also delivered disposition, property and asset management brokerage services.

Mr. Mercer graduated from the University of Arizona with a B. S. in Marketing and has continued his education at Stanford University in the School of Mortgage Banking and Coldwell Banker University School of Commercial Real Estate Investments.  He holds a real estate license in the State of Arizona.
